EVERYWHERE

Take all nails and screws out of the walls and ceiling. Do not putty or paint. If you create white polka dots throughout the house by spackling holes, we have no choice but to paint and you will be charged for it.

Dust the ceiling fixtures and ceiling fans.
Dust all ledges.
Clean debris out of window tracks. Clean the windows, inside and out.
Clean the door knobs and doors.
Clean all light switches and outlets.
Clean the walls and baseboards.
Vacuum
We will have the carpets professionally cleaned.
Get rid of all spider webs.
Sweep and mop.
Replace burned out light bulbs and beeping or missing batteries in smoke detectors and carbon monoxide detectors.

 

BATHROOMS

Get soap scum off the bathroom tiles and tub/shower.
Clean out and wash the bathroom drawers, making sure you get all the hair out.
Clean the mirror.
Clean the toilet, sink, countertop and finally the floor (sweep and mop).
If the toilet seat is unsavory looking, replace it.

 

KITCHEN

Clean out and wash all cabinets and drawers.
Wash the front of the cabinets.
Clean and disinfect all countertops.
Clean and shine up the sink and faucet. Use Lime Away on hard water stains.
Scrub the refrigerator inside and out. Remove all shelves and clean separately if necessary.
Scrub the stove and oven inside and out. Remove and clean shelving, drip pans and burners.
Clean out the dishwasher and microwave.
Sweep and mop.

 

BEDROOMS / LIVING ROOM

Dust, sweep, vacuum and mop these empty rooms.

 

GARAGE

Should be completely empty and swept.

 

OUTSIDE

Remove all of your stuff that might be stuck in the ground or hanging in trees.
Clean up any trash, debris and pet waste.
If you are responsible for yard work, make sure it is taken care of.

 

SPA AND POOL

Make sure these are very clean and operating properly.

 

NOTES

Do not make repairs. Let the property manager take care of it, per your lease agreement.
Do not leave any furniture, personal belongings, trash, etc at the property. You will have to pay to have these things removed.
Please leave the heater on 55 degrees (October through May). Leave off in the Summer.
Set the water heater to Low or Vacation Mode.
Set the hot tub to 75 degrees. Do not turn it off, due to freezing.

 

This is not a comprehensive list. It must be move-in ready when you leave, or you will have to pay for a cleaner to come in.

 

Be sure to call your property manager to schedule a move-out inspection for the day you leave. Your PM will walk-thru with you and check everything very thoroughly. This will take about an hour. You have the right to be present, but it is not required. 

 

If you would like us to do a pre-move inspection with you about 2 weeks before you leave, please call to schedule this.

 

Once all repairs and cleaning have been done, your remaining security deposit will be refunded, along with an itemized list of deductions.

 

DO NOT turn off the electricity, gas and water. Manager needs these on in order to do a proper walk-thru. Manager will have these taken out of your name upon move-out. If you have any of the utilities turned off, you will be charged for them to be turned back on.

 

If you leave before the inspection can be done, please leave door keys, mail keys, and garage door openers on the kitchen counter.

Move-Out Checklist

Once your move-out date is established, we will hold you to this date, so please be certain of your plans. You must be completely out of the property, and have the keys to us no later than 5 pm on move-out day. No holdover days will be allowed beyond your move-out date. To help in getting back most or all of your security deposit, make sure these items are done:
