RENTAL APPLICATION

PLEASE READ THE INSTRUCTIONS PRIOR TO SUBMITTING AN APPLICATION
 

Find a property that you like?

 

Call (909) 366-5555 to speak to a property manager and request a viewing. You will be asked some basic rental questions and must be pre-approved before a viewing can be scheduled.

APPLICATIONS WILL NOT BE ACCEPTED OR PROCESSED UNTIL AFTER YOU HAVE VIEWED THE HOME. 

Applications are to be submitted through Zillow. Their fee is non-refundable.


A complete application generally takes 2 business days to process. If approved, we require 48 hours for the lease to be signed, and the payment of the move-in funds (security deposit and first full month’s rent).

You must be willing to start the lease within 14 days of submitting your application. At that point, rent will be due.

In order to process your application, you will need to provide us the following items. We will not work on your application until everything has been received:


Completed Application. We must have a separate completed application for anyone 18+ who will be living at the property.​ Please make sure to complete all fields as we only process fully completed applications. This must be done through Zillow.

EMAIL THE FOLLOWING TO MICHELLE@MONSTERPROPERTIES.COM:

1. A copy of a government-issued photo ID.

2. Proof of verifiable income for all applicants. Applicants must make a combined minimum of 3 times the monthly rent in gross income as a household, to be considered. 

3. If the property allows animals, and you are applying with an animal, please include a recent photo of the animal. The property may require extra rent and/or extra deposit. You will also need to submit proof that the animal is vaccinated and has a clean bill of health from a veterinarian within the last 60 days.

4. If you have a service animal, or assistance animal, please send us documentation and a photo of the animal. You will need to include what specifically the animal has been trained for. You will also need to submit proof that the animal is vaccinated and has a clean bill of health from a veterinarian within the last 60 days.

We screen each rental application as listed below:

CREDIT
Must have a credit score of 650 or higher.
We may conditionally approve you with an increased security deposit.

INCOME
Household gross income must be 3 times the monthly rent.
We may conditionally approve you with an increased security deposit.

RENTAL HISTORY
No evictions.
No more than 1 late rent payment in the previous 3 years.
We may conditionally approve you with an increased security deposit.
Rental history must be verifiable. A cell phone number alone is not verifiable. Must have rented from a property management company, or show proof of ownership of the place you lived in, along with proof of rental payments to the owner.

Applications that are Conditionally Approved may be subordinated to another, more qualified, application.

The application may be denied for any of the following reasons: charge offs or bankruptcy, judgments, eviction filing, foreclosure, insufficient income, lack of full security deposit, unfavorable references, incomplete, false, or unverifiable application information.
